THE GOLF COMMUNITY PROJECT

Describe the Black Bull project.
Black Bull is a Golf Community located on the historic Leachman Angus Ranch just west of Bozeman, Montana. The community has a total of 378 home sites, 273 of which are single family custom home sites varying in size between one third acre to just over an acre; the remaining 105 home sites are single family turn-key Club Homes. The community contains a number of parks, as well as natural open areas coupled with a series of lakes and streams. The cornerstone at Black Bull is the 7,200 yard private 18-hole championship golf course designed by Tom Weiskopf. Spectacular Clubhouse facilities provide bar and restaurant services, car washing services, golf pro shop, private men’s and women’s locker and lounge areas for golf members, a full fitness center with spa, massage services, and a well appointed Swim and Tennis Center.

Can you describe the Golf Course?
The Black Bull Golf Course is an 18 Hole Tom Weiskopf signature championship layout. It will feature a modified links design with 13 acres of lakes and steams, a mixture of tall colorful grasses, groupings of trees, undulating fairways, and light colored sand bunkers. Its fairways will be bluegrass and the greens will be pure bent-grass. The course will be 100% walkable and will feature sets of tees for all levels of golfers. The mountain vistas will be in view from any position on the course. The practice facility will be world class consisting of approximately 16 acres. It will feature a double ended range, three chipping areas, multiple practice bunkers, and two putting greens.

Who are the Developers?
The Winchester Group and CLB Partners have teamed up to create the Black Bull Golf Community. The Winchester Group has extensive experience in the development of high end residential golf communities such as The Estancia Club in Scottsdale, AZ and The Stock Farm in Hamilton, MT. CLB Partners has extensive experience in high end urban infill projects and luxury residential real estate developments such as Park Laurel in San Diego, CA and Austin City Lofts in Austin, TX. Between the two firms, they have developed or managed the development of multiple residential /golf communities, high rise condominiums, town homes, lodges, and mixed use projects in Montana, Texas, California, Florida, Missouri, Arizona, and Andros Island, Bahamas. Are there parks and open areas?
There are approximately 13 acres of lakes and streams located throughout the development and more than 36 acres of parks and non-golf open space blending well with the environment surrounding this mountain golf community. The park and open areas will be fully landscaped and maintained by the Homeowners Association.

What is the projected timeline for construction at Black Bull?
Construction began in full force on the community in the summer of 2006 and the infrastructure is complete for all of the Phase 1 home sites. The Club Home model units are open daily and a "soft opening" of the Temporary Clubhouse is planned for December 2007. The Golf Course is scheduled to open during the summer of 2008. The Clubhouse is planned to start construction in the spring of 2008 and be completed by the following spring/summer.

THE HOME SITES

What is the range of lot sizes, locations, and prices?
The custom home sites will range in size from approximately 1/3 acre to just over 1 acre and range in price from the $200,000’s to the $600,000’s. The sites are located along the golf course, on lakes and streams, and next to the open spaces.

How will the quality of homes in the development be maintained?
The architectural guidelines and covenants for the community will be strictly enforced by the HOA through the architectural review committee. To ensure that all property values, aesthetic appeal, and design integrity are protected throughout the community, all plans submitted to the committee must be stamped by an architect certifying their compliance with the guidelines.

Will there be Home Owners Association (HOA) dues, and what will those dues include?

HOA dues will cover all the normal expenses associated with owning a lot such as snow removal, road repair, weed control and the landscaping and maintenance of parks and common areas.

In addition, Lot Owners in Black Bull will be provided with some of the required necessities for home ownership through the HOA. HOA does will also include trash service, basic cable, high speed cable, internet and telephone service, which includes free U.S. long distance dialing.

Your HOA dues will also include irrigation, water for your lawn, and a family social membership in the Club. Social Membership will provide the member family with access to all facilities except golf and the golfing members lounge and locker rooms. These facilities include the Swim and Tennis Center, a health club, spa and various dining services.

How do my HOA dues compare to a home outside Black Bull?

The estimated amount of the HOA dues for a lot purchaser with a house on the lot is $400 per month. This includes basic cable, high speed internet, telephone, trash, irrigation water, and the Social Membership cost. Below is an estimated comparison of the typical Bozeman home’s cost and the estimated costs at Black Bull.

How will HOA and Golf Club dues be phased in while the Project is being completed?

Home Owners dues will be phased in as services are completed. When the roads and streets are completed, lot owners will be assessed a portion of the dues to cover road maintenance, weed control and snow removal. Lot Owners will not be assessed for trash, cable TV, telephone or high speed internet until those services are provided to a home.

A portion of social dues will be assessed while we are using the Swim and Tennis Center as a temporary clubhouse. Full social dues will be charged when the Clubhouse is complete.

Golf dues will start no sooner than May 1, 2008. Only a portion of Golf Club dues will be assessed until the Clubhouse is completed.

THE GOLF CLUB

What is The Black Bull Golf Club?

The Black Bull Golf Club is a member-owned private club which will offer its members a unique opportunity to enjoy outstanding golf and recreational facilities. The club is situated in the Black Bull Golf Community in Bozeman, Montana.

What facilities will the Club offer?
The club facilities will include an 18-hole signature championship Tom Weiskopf golf course with world class practice facilities including a 16 acre dual-sided practice range, multiple putting and short game areas, and a 19th hole which is also known as a “bye hole”. The Clubhouse will be well-appointed with fine dining, a mixed grill, fitness and spa areas, men’s and women’s locker rooms with adjacent lounges, the golf shop, and administrative offices. Also included is the Swim and Tennis Center of approximately 4,000 square feet, which will feature men’s and women’s locker rooms, mixed grill, golfer’s halfway house, snack bar, swimming pool, and 2 + tennis courts.

Now what did you say a “bye hole” was...
The “bye hole”, or 19th hole, at Black Bull will be located next to the 18th green and surrounded on 3 sides by water. There will be two different tee boxes from different angles near the Clubhouse from which members will be able to settle any unresolved bets from 60 to 90 yards. There are sure to be some memorable shots on this short little par 3!

What are some of the important features of membership in the Club?
Black Bull Club Golf is an equity based Club. After turnover to the Members, an equity membership at Black Bull will feature an ownership interest in the club, control of club operations and policies through voting rights, inheritability of the membership, family and extended family privileges, and the ability to transfer the membership with real-estate sales. What is an equity or member-owned club?
After the Club is turned over to the Members, member-owned club permits its members to control the club through the right to vote. The operation of the club facilities is accomplished through the direction of a “Board of Directors,” which is ultimately elected by the members. This Board oversees the management of the club. Major issues are normally decided only by a vote of the members.

What benefits are provided by member-ownership?
As a result of member control, a member-owned club assumes the characteristics of its membership. The club experience and lifestyle are enhanced by the heightened interest and participation of member-owners and the greater continuity in the membership which is found in a member-owned club. The members themselves will ultimately set the rules and costs of membership privileges.

No, when you purchase real-estate at Black Bull you will automatically become a Social Member at the club. A Golf Membership must be purchased separately.

What will my golf Membership Dues be?
Golf members who are also lot owners are expected to pay approximately $600 monthly for combined golf and HOA dues. Membership dues for golf members who do not purchase a lot in the community are expected to pay approximately $400 monthly.

What are the privileges of a Golf Membership?
Golf memberships are family memberships. Each family who acquires a Golf Membership will be entitled to use all of the golf, tennis, swimming, fitness, spa, restaurant, and social facilities of the club. Golf Members will not be required to pay green fees or court fees for use of the golf and tennis facilities, but will be required to pay golf cart fees.

What are the privileges of a Social Membership?
Social memberships are family memberships. Each person who acquires a Social Membership will be entitled to use all of the tennis, swimming, fitness, spa, restaurant, and social facilities of the club. Social Members will not, however, be entitled to use the men’s and women’s golf locker and grill rooms located in the Clubhouse. Social Members will not be required to pay court fees for use of the tennis facilities.

Can I join the Club if I don’t buy real estate?
Yes, club memberships will be offered to persons who do not purchase real estate in the community, on a limited basis.

Will members of my family be entitled to use my membership privileges?
Yes. A member’s immediate family will be entitled to use the club facilities on the same basis as the member. A member’s immediate family will include the member’s spouse or significant other and their unmarried children under the age of 23. The extended family of a member may enjoy the membership privileges of the member upon payment of such preferred fees as may be established by the club.

Will any other types of memberships or use privileges be offered?
Yes. The club may offer National Memberships to persons who are eligible for this category and who are approved by the club. These memberships will be counted in the overall maximum number of members allowed in the club.

What are the Club Homes?

The Club Homes are Locati-designed homes with a rustic Montana edge incorporated into a low maintenance turn-key home. The Homes range in size from approximately 2,200 to 3,700 square feet and are located on lots of approximately ¼ acre.

What are the benefits of owning a Club Home?
The Club Homes are located in the center of the property surrounded by the golf course, parks, streams, and mountains in the distance. They will also be professionally landscaped and maintained by the Club Home HOA. All of the trees, shrubs, grasses, and paths in and around all of the Club Homes are maintained by the Club Home HOA, eliminating the hassle of yard work.
